silo office park consists of 3 building sections:

  • silo one is already fully let
  • silo plus has been completed and has been let
  • construction of silo next will begin shortly

The sustainable office buildings, with geothermal heating systems in the cellar and photovoltaics on the roof, help protect the environment and make it possible to achieve low operating costs. The flexible and efficient  floor layout, along with the energy-optimised building technology deployed, has been specifically geared to the requirements of modern businesses.

SIRIUS Offices, Belgrade, Serbia


SIRIUS Offices consist of 2 building sections:

  • SIRIUS 1 was opened on 30 June 2017.
  • SIRIUS 2 will be completed in the third quarter of 2020.

The investment costs for SIRIUS 1 amounted to EUR 40 m. With a gross surface area of 26,600 m², the complex houses the headquarters of Erste Bank Serbia and Strabag d.o.o., along with retail sales space, restaurants and 230 parking spaces. High demand from potential tenants prompted us to build SIRIUS 2, a further state-of-the-art office building of some 18,600 m², which has excellent letting potential.

The SIRIUS project stands for the concept of ecological sustainability through meeting the most exacting of environmental standards and taking into account energy efficiency requirements.

The tenants in both buildings benefit from a tailor-made smart office community and the attraction of the SIRIUS offices will be additionally underlined through a greened recreational area.

Immopark Žilina, Bratislava, Slovakia

Hall 1 with 2,810 m²: Finished in 2014 and fully rented to DPD parcel distribution company.
Hall 2 with 9,344 m²: Finished in 2020 and fully rented to food retailer LIBEX.
Hall 3 with 12,125 m²: Scheduled for completion in September 2020 and partially pre-rented to furniture parts retailer Demos.

Industrial and logistic park is located at Žilina Airport directly at highway connecting Bratislava with eastern Slovakia, Poland and Czech Republic. It is situated on land plots with ca. 400.000 sqm near Žilina, the 4th largest city in Slovakia with 80.000 inhabitants. Currently the second hall with 9.344 sqm is being finalised for a food retailer LIBEX.
